Managed Social

Your cabins, posted. Every week. Without you touching a thing.

We take the photography and video you already have (or shoot it for you) and turn it into a steady stream of polished, platform-perfect posts and reels. You approve the plan once a month. We handle everything else.

$300 – $1,500/ month

Most managed social plans run between $300 and $1,500 a month. Reels on every plan. No contracts to decode, no software to learn, no weekly homework.

Where you land depends on your tier and how many properties we manage. Larger portfolios are scoped and quoted to your book.

Why owners hand this to us

A third option

Most “affordable” social services are one of two things: software that still leaves you writing and scheduling every week, or content mills that fill your feed with stock photos of cabins that aren't yours. We built something else.

It's your actual property

Every image and every video we post is real photography of your cabins, from your existing gallery or our shoots. No image is ever computer-generated, and no stock photos. Ever.

It's genuinely hands-off

After a one-time onboarding, your only job is a quick monthly review of the posting plan. No dashboards, no queues, no “don't forget to approve Thursday's post.”

It's built for short-term rentals

We're a Hocking Hills media company, not a generalist agency. Posts are written to drive bookings: seasonal timing, amenity highlights, and local content travelers actually search for.

It scales honestly

Pricing is tied to how many properties we manage, and the per-property price drops as you grow. Adding a cabin is a reward, not a penalty.

Your only job is a quick monthly review of the plan. No dashboards, no queues, no “don't forget to approve Thursday's post.”

That's the entire point of the service

How it works

Five steps, and only one is yours

1

Intake

We collect your photo and video library, brand details, and property facts: amenities, sleeping capacity, the features guests book for. Everything is organized so the right shot is always findable, and the wrong claim never gets made.

2

Plan

Each month we build your posting calendar: what posts, on which platforms, on which days, with what goal. Seasonal content lands in season. You review and approve it in minutes.

3

Produce

Our team turns your library into finished content: branded carousels, single-image posts, and short-form reels, all produced with repeatable processes we've refined across every property we manage.

4

Check

Before anything publishes, every post passes our quality review: photos match the caption, amenity claims match your actual property, seasons match the calendar, and your brand looks right on every platform.

5

Publish

Posts go out natively formatted for each platform: correct sizes, slide counts, captions, and hashtags. You get a simple monthly recap of everything that ran.

A month, made concrete

What a month actually looks like

Here's the shape of a typical month on the Signature tier: six posts a week, reels three times a week, and one deliberate rest day, built entirely from real photography of your property. The empty square is on purpose — we don't fill a day just because it's there. These are samples to show the rhythm, not a report from any one account.

Pricing

Find your plan

Four tiers. Every one of them includes branded carousels, single images and reels — you're never paying us for static posts alone. What changes as you move up is how much lands each week, and whether the reels are cut from your photos or shot as true video. Each tier scales with how many properties we manage, and the per-property rate falls as your portfolio grows.

The posting ramp

We don't flood a cold feed on day one. A brand-new or dormant account gets warmed up at a measured pace, then settles into the cadence your plan calls for — 3 posts a week at Essentials, up to 7 a week at the top. Where you land in that range depends on your tier and on how deep your photo library is. A single cabin doesn't hold thirty distinct posts a month, and pretending otherwise is exactly how a feed starts repeating itself by month four. We'd rather post a little less and keep every post worth seeing — which is also how you grow an audience that actually sees your cabins, instead of tripping the platform's spam signals.

Everyone warms up the same way. Where you settle inside the band depends on your tier and how deep your photo library is.

Discounted shoots

15% off, Momentum and up

Subscribers on Momentum and above get 15% off every photo and video shoot, the shoot-day minimum included. Fresh seasonal footage keeps your feed working harder. It's the one thing Essentials doesn't carry — shoots there are billed at standard rates.

An estimate, not a quote. Your exact number depends on your properties and how deep your photo library is, and you'll have it in writing before anything starts.

Most managed social plans run between $300 and $1,500 a month. Comparable multi-platform agency coverage typically starts around $2,500.

What's not included

  • Replying to comments and messages (community management)
  • Paid ad management
  • OTA / listing-site management

We keep this service focused on one thing, a consistently excellent feed, and price it accordingly. Ask us about engagement services if that's a need.

Who this is for

Built for every size of portfolio

The 1–2 cabin owner

You know social media matters but haven't posted since fall. At our entry plan your property shows up three times a week, reel included, without you thinking about it once.

The growing operator (3–10 cabins)

Juggling turnovers, pricing, and guest messages. We become your content department (calendars, carousels, reels, all of it) at a per-property cost no hire or agency can match.

The property manager (11+)

You need consistent, brand-safe posting across a whole portfolio. Custom scope, same system.

Frequently asked questions

Do I have to set anything up or check on it?

No. Onboarding is a single working session where we connect your accounts and collect your assets. After that, your involvement is one short monthly plan review. That's the entire point of the service.

Is any of this computer-generated?

Your imagery never is. Every photograph and every second of video we post is real footage of your actual property, shot by us or supplied by you — we don't generate imagery, and we never use stock. Computer assistance does play a part on the production side: it supports our editing steps and helps draft captions. That, alongside repeatable production processes, is how we hold this standard at this price. It never alters what's in the frame, and it never has the final say — a person reviews and approves every image and every caption before it goes live.

How often will you actually post?

Between 3 and 7 times a week per property, depending on your tier — and we ramp into it rather than starting there. A brand-new or dormant account that suddenly floods the feed reads as spam to both the platform and your followers, and it can quietly suppress your reach. So we warm the account up over the first several weeks, then hold the cadence your plan calls for. We're deliberate about the ceiling, too: one cabin doesn't contain thirty distinct posts a month, and a feed that posts daily off a thin library starts repeating itself fast. Posting a little less and keeping every post worth seeing is the better trade, and we'd rather tell you that up front than let month four answer it for us.

What's the difference between the tiers?

Volume, and the kind of reel. Every tier includes branded carousels, single images, and reels — you're never paying us for static images alone. What moves as you go up is how much lands each week and how much of it carries motion: Essentials is three posts a week with one image reel, Momentum is four to five with two, and Signature is a near-daily feed with three. Cinematic is our top tier, where those three weekly reels become true video, shot and cut from real footage of your property rather than built from your stills. Essentials covers Instagram and Facebook; every tier above it covers up to three channels. All of them scale with how many properties we manage.

Why does Essentials require photography you've shot?

Because at that price we can't rescue a library we didn't build, and a feed is only ever as good as the photography under it. Essentials runs on photography we've shot of your property within the last twelve months — that way we know the coverage is there, the angles are varied enough to carry three posts a week without repeating, and the seasons on your feed match the season outside. It's also why the refresh shoot matters: after about a year we'll tell you when we can see the library thinning, usually before you can. Worth knowing up front: that refresh is billed at our standard rates on Essentials. The 15% subscriber discount starts at Momentum, so if you expect to reshoot yearly, price the two together before you choose a tier. The tiers above Essentials are also more flexible about source material, so if you've got a library you're proud of, talk to us about what you have.

What if I don't have good photos?

That's our home turf. HHRM is a photography and video company first — we'll shoot your property, and subscribers on Momentum and above get 15% off every shoot. For most owners the natural order is a shoot first, then the feed that runs off it.

Which platforms should I be on?

For most Hocking Hills rentals, Facebook and Instagram do the heavy lifting, which is exactly what Essentials covers. Every tier above it covers up to three channels, and you choose the third with us — we add one where it earns its place, and we'll tell you honestly when it doesn't. We never push platforms your guests aren't on.

Do you respond to comments and messages?

Not in this service. Engagement is a separate offering. We'll flag it if your comment volume suggests you need it.

Is there a contract?

No. Every tier is month-to-month and you can cancel anytime. Social results are best judged over a full season, so we hope you'll give it a few months, but you're never locked in.

Who owns the content?

We hold the copyright to the photography and video we produce — that's standard practice for professional media work. What you hold is the license to use it, and it's a broad one: an indefinite Property Marketing License covering that property's listing, its direct-booking channels, and its own social accounts. Nothing comes down if you cancel. Every post we've published for you stays up and keeps working, for as long as you want it there. What the license doesn't cover is repurposing the work beyond marketing that property — reselling it, passing it to a third party, or folding it into wider company campaigns. If you need that reach, a Portfolio / Brand or Extended license can be added and priced to the scope. The exact terms are set out in your agreement.

Your cabins photograph beautifully. Let's make sure people see them.
